Typical Ohio buyer closing costs

There is no single statewide total. Read the Loan Estimate from your lender.

Buyer closing costs are the charges on your side of the statement, separate from the down payment. Ohio does not publish one statewide buyer total. The lender must give you a Loan Estimate, and later a Closing Disclosure. Compare those, not a blog average. This is not lending advice.

Lines that often appear

  • Lender charges, shown on the Loan Estimate.
  • Appraisal, if the lender requires one.
  • Title insurance and title search. Who pays is in the contract. It is not the same in every Ohio deal.
  • Recording the new deed and the mortgage.
  • Prepaid property taxes and homeowners insurance, which are your costs, not a fee for the service of closing.
  • Inspections you order. Those are usually paid outside closing. See the inspection guide.

The Consumer Financial Protection Bureau explains the Loan Estimate at consumerfinance.gov/owning-a-home/loan-estimate. Ask the lender to walk through yours. Seller-side conveyance fees are on the seller closing cost guide. Do not assume you pay those unless the contract says so.
