A seasonal, second-home market
The Lake Erie shore around Port Clinton, Catawba Island, and the Marblehead peninsula, plus the islands of Put-in-Bay (South Bass), Middle Bass, and Kelleys Island, is largely a vacation and second-home area. In the 2010 Census, 30.7 percent of Ottawa County housing units were seasonal or recreational, compared with 1.1 percent statewide.
Most sales happen on the mainland, in Port Clinton, Catawba, and the Marblehead peninsula. The islands see only a handful of sales each year, so island prices can swing a lot from year to year.
Timing matters on the lake
- Sales season: Ottawa County auditor records show 2025 home sales were busiest from June through October and slowest from January through April.
- Ferries: In 2026, Miller Ferry to Put-in-Bay and Middle Bass runs roughly mid-March to late November, with no winter service, and the Jet Express Port Clinton route ends in late October. The Kelleys Island Ferry runs year-round, weather and ice permitting.
- What that means: island showings, inspections, and closings tend to cluster in ferry season. Plan winter visits carefully.
Winter on the islands, air taxis, groceries, clinics, and winterizing are covered in living on the Lake Erie islands year-round.
Short-term rentals: check local rules
Flood insurance can now be bought online: since October 20, 2026, FEMA sells National Flood Insurance Program policies directly through FloodSmart.gov, or you can still buy through an insurance agent. Source: FEMA press release HQ-26-170, Oct 20, 2026.
If you hope to rent a lake home by the night or week, rules vary by township, village, and city. As of our last review:
- Catawba Island Township zoning prohibits overnight rentals of a dwelling. Danbury Township prohibits stays under 30 days except in the "L" (Lakeside) District, and the Village of Marblehead allows them only in its Business District.
- Port Clinton and Kelleys Island allow short-term rentals with a permit, fees, insurance, and lodging tax. The Village of Put-in-Bay allows rentals of a week or more with a special use and a business license.
- Put-in-Bay Township outside the village, including Middle Bass, has a 7-night minimum. Confirm with township zoning.
- Ottawa County has a county lodging tax and requires registration for rentals under 30 days. Kelleys Island is in Erie County, which has its own lodging tax.
Rules change. Before you buy with rental income in mind, confirm with the local zoning office and the county auditor. This is general information, not legal advice. Place-by-place detail, a comparison table, and sources: Lake Erie short-term rental rules.
