Typical Ohio seller closing costs
Conveyance fees for Lucas, Wood, and Ottawa counties, plus the other lines that often show up. Confirm every figure at closing.
Seller closing costs are the charges on your side of the settlement statement. There is no single Ohio total. The title company prepares the statement for that sale. This page is not legal or tax advice.
County conveyance fee
When a deed is transferred, Ohio counties collect a conveyance fee. The rates below are what each auditor posted, reviewed in October 2026. Confirm the figure at closing. Parties can agree in the contract who pays. Ask the title company.
- Lucas County: $4.00 per $1,000 of the sale price, plus a transfer fee of $0.50 per parcel. Source: Lucas County Auditor, property transfers.
- Wood County: $3.00 per $1,000 of the purchase price, rounded up to the nearest hundred, plus $0.50 per parcel. The auditor's example is $300 plus $0.50 on a $100,000 price. Source: Wood County Auditor FAQ.
- Ottawa County (the lake shore and the islands): $4.00 per $1,000, rounded to the nearest 10 cents. Taxable transfers under $1,000 have a $4.00 minimum. The auditor also charges a transfer fee. Confirm that amount with the auditor. Source: Ottawa County Auditor, real estate.
On a $100,000 taxable sale, those posted conveyance rates are $400 in Lucas County, $300 in Wood County, and $400 in Ottawa County, before the small per-parcel transfer fee. A real closing has more lines than this.
Other charges that often appear
- Prorated property taxes.
- Title insurance or title search, if the contract puts that cost on the seller.
- Deed preparation. The Lucas County Auditor says the person who prepares the deed sets that fee, and recommends an attorney for the document.
- Any repair or closing credit you agreed to after the inspection.
- Unpaid water, sewer, or association charges, if they are collected at closing.
Recording fees are separate and are set by the county recorder. Ask the title company for the statement before you sign. Do not use this page as a quote.
