Kelleys Island at a glance

Kelleys Island is a village in Lake Erie, in Erie County. It is the largest American island in the lake. Houses include cottages, year-round houses, and a smaller number of condominiums. The mailing city is Kelleys Island, ZIP 43438.

The Kelleys Island Ferry leaves from Marblehead and carries cars and passengers. The operator posts the schedule as weather permitting, including ice, so a winter trip is not guaranteed. The dock on the mainland is in Marblehead. Showings and closings are easier when boats are running on a normal schedule.

The park and the grooves

Kelleys Island State Park is on the island. Next to it is the Glacial Grooves Geological Preserve, a limestone surface scoured by the glacier. The Ohio History Connection owns the preserve, and the Ohio Department of Natural Resources manages it along with the state park. Island practicalities

Golf carts are a normal way to get around the village. The village requires an inspection and a license plate before a cart is used on the roads. Check the current rule with the village. This is a fact about island transportation, not a suggestion about how anyone should live.

Ask whether a house is on public water and sewer or a private well and septic, who services it, and what happens if the house is empty in winter. Also ask how a contractor gets to the island when the ferry is not running.

Rentals

As of October 2026, the Village of Kelleys Island allows short-term rentals with an annual registration certificate, a $600 fee, a safety inspection, and liability insurance. Kelleys Island is in Erie County, not Ottawa County, so Erie County lodging tax applies along with the village tax and the state resort-area tax. Rules change. Winter living

The Kelleys Island Ferry schedule posts every trip as weather and ice permitting (checked Oct 24, 2026). When ice stops the boats, Griffing Flying Service flies reserved charters to the island airstrip from Port Clinton.

The Village of Kelleys Island health page (checked Oct 24, 2026) describes island EMS with volunteer responders, Life Flight to mainland hospitals when weather permits, and an Erie County Health Services clinic on selected Fridays year-round. Ohio Cooperative Living reports that the Island Market stocks nonperishables before the ice and has fresh goods flown in, and that Hancock-Wood Electric Cooperative serves the island through underwater cables with staff on the island year-round.

Schools

Public schools are Kelleys Island Local Schools. The district is listed by the National Center for Education Statistics as an open local district on the island. Confirm the address. This site does not rate or compare schools.

Prices

A median is not cited. A current place-level median sold price was not available for this page in October 2026. Island sales are few, so one or two closings would swing a midpoint anyway. Ask for recent sales of similar houses.
