From Florida to a Lake Erie summer home
Seasons, ferries, cottages, and the questions to ask before you buy a summer place on this shore.
Quick answer
Can I own a Lake Erie summer home while I live in Florida?
Yes. People do buy here without living here. A practical order is a video tour, a local inspection, title work, then closing. Plan for winter: Miller Ferry to Put-in-Bay and Middle Bass runs roughly mid-March to late November in 2026 with no winter service. Whether you can rent the house while you are away depends on the township or village, and Catawba Island Township prohibits overnight rentals of a dwelling.
As of October 2026 (ferry seasons read October 8, 2026; rental rules read October 21, 2026). Sources: FEMA Flood Map Service Center; Lake Erie short-term rental rules (sources listed there). General information, not legal or tax advice.
This guide is for someone who spends part of the year in Florida and wants a summer place on the Lake Erie shore, on the islands, or in the Toledo area. It describes places and houses. It is not tax, insurance, or legal advice.
Seasons, and winter access
The busy stretch on this shore is about April through September. Showings and closings bunch up then. Ottawa County sales in 2025 were busiest from June through October.
Winter is a different trip. Miller Ferry from Catawba to Put-in-Bay and Middle Bass runs roughly mid-March to late November in 2026, with no winter service. The Jet Express passenger boat from Port Clinton ends in late October 2026. The Kelleys Island Ferry from Marblehead posts its schedule as weather permitting, including ice, so a winter crossing is not something to assume. Air service also reaches some islands, and those schedules change. If you will not be here in January, ask how the house is reached, and how a plumber is reached, when the car ferry is not running.
Home types
The shore has cottages, condominiums, and year-round houses. A cottage may be built for summer use. A condo may share a dock, a pool, or a seawall. A year-round house in Port Clinton, or in Oregon or Point Place on the metro side, is a different building and a different market. Ask which one you are looking at before you compare prices.
Winterizing and closing up
A seasonal house needs a plan for the months it sits empty. Questions to ask, not a checklist for every house:
- Who shuts off the water, and is the heat left on or the system drained?
- What happens to a well, a septic tank, or a dock in winter?
- Does the insurance policy care if the house is vacant?
- Who has a key, and who checks the house?
Ask an inspector, and ask an insurer, about the house you are considering. Do not treat this list as instructions.
Buying from a distance
People do buy here without living here. A practical order is: a video tour, then a local inspection, then title work, then closing. An inspection should be done by someone who can get to the house, including by ferry in season. Closing at a distance is a question for the title company and for an Ohio attorney. Some closings use a power of attorney. That is a legal document. This site does not tell you to sign one.
Before any wire is sent, call the title company on a number you looked up yourself and confirm the instructions. Do not rely on wiring directions that arrive only by email.
Insurance, flood zones, and the shoreline
Ask an insurer, not this site, what a policy covers. Useful questions:
- Is the house in a FEMA flood zone, and is flood insurance separate from a homeowners policy? The map lookup is on FEMA's Flood Map Service Center.
- Does the policy cover wind off the lake, a vacant house, or a short-term rental?
- Is the shoreline moving? Ask about erosion, a seawall, and who maintains it. A lot line on an old survey is not a promise that the bank is where it was.
Flood insurance can now be bought online: since October 20, 2026, FEMA sells National Flood Insurance Program policies directly through FloodSmart.gov, or you can still buy through an insurance agent. Source: FEMA press release HQ-26-170, Oct 20, 2026.
Property taxes, in general
Ohio county auditors appraise real property, and Ohio Administrative Code 5703-25-06 says the taxable value placed on the duplicate is 35 percent of true value. Ohio Revised Code 5715.01 says taxable value shall not exceed 35 percent of true value. The tax bill also depends on local millage, which is different in every taxing district, and on any exemption that actually applies to that parcel. The county treasurer collects the bill. Read the bill for the address, or ask the county auditor or treasurer. This is not tax advice.
Renting it while you are away
Rules are local. On this shore they are not the same from one township to the next. As of October 2026, Catawba Island Township prohibits overnight rentals of a dwelling, and Danbury Township prohibits stays under 30 days outside the Lakeside district. Other places allow short stays with fees and lodging tax. The place-by-place rules, taxes, and sources are on the Lake Erie short-term rental rules page, and an overview is on the Port Clinton and Catawba page. Confirm the parcel with zoning and the county auditor before you count on rent. This is not legal advice.
Ferries and getting around
- Catawba: Miller Ferry to Put-in-Bay and Middle Bass.
- Put-in-Bay and Middle Bass: that same ferry, plus air service. No car ferry in winter.
- Kelleys Island: the Kelleys Island Ferry from Marblehead. Weather and ice can cancel a trip.
- Marblehead and Port Clinton are on the mainland, so you drive.
Winter on the islands, air taxis, groceries, and clinics: living on the Lake Erie islands year-round.
A year-round house in the Toledo metro, including Oregon and Point Place, does not depend on a ferry. That is a different search.
